With a background in building trades dating to 1985, Rodney Whitehouse established Cardinal Home Inspections in 2003 with the mission of protecting property buyers in the Low Country. That mission continues to be the driving force today.
You can negotiate with the seller that they have repairs made. Typically by contractors that they choose and you have your inspector re-inspect the property to verify the repairs have been made. You can re-negotiate the sales price of the home and have the repairs made by contractors that you choose.
Mold and/or mold spores are present in every home. The mold type, quantity (spore count), and environment determines how to deal with it. The only way to determine the type of mold that is present in your home is to have it tested. Not all molds are the same. Some molds produce harmful mycotoxins and most molds give allergic reactions.
A general home inspection is a visual inspection for system and major accessible component defects and safety issues. The inspection is not technically exhaustive. A "general home inspection" and a "home inspection" are the same thing. As held by the Supreme Court of South Carolina in Gladden v. Boykin, 402 S.C.140, (2013): It is understood and agreed that should inspector be found liable for any loss or damages resulting from a failure to perform any of its obligations pursuant to any aspect of the inspection or this agreement, including but not limited to negligence, breach of contract or otherwise, the liability of the inspector and/or agents or employees shall be limited to a sum equal to the amount of the fee paid by the Client for this inspection report.

Aron did a great job on my new home inspection. I initially thought that there wouldn't be any issues with new construction but Aron found multiple ssues and recommendations which would have cost me a significant amount money to fix later on if not resolved. I passed on Aaron's detailed report on to the builder to resolve them before I closed on the home. I was very pleased with Aaron's work.

If you're having your prospective home inspected by Mike, know that you are in great hands. Mike inspected a home I'm in contract to buy and provided an extensive report (over 50 pages) with photos and detailed explanations of concerns or potential 'trouble' areas. not only that, but when I called Mike to talk through the report as I was in the process of negotiating repairs, he walked through it with me, item by time, for an hour!

The attention to detail he shows in his inspection reporting and just general kind-heartedness // personal investment to his work really helped me feel confident in moving forward with the purchase and negotiating repairs with the seller. Thanks, Mike!

First time home buyer in Summerville, SC. Russell Boltin performed my home inspection. He did an extremely thorough job at checking every nook and cranny of the house. He provided lots of photos and detailed explanations. After the inspection I had a couple questions. He provided his personal number, when I contacted him he answered right away and addressed all my concerns. I would highly recommend him and Cardinal Home Inspections.

First and foremost, the responsiveness and quality of the inspection report is top notch. As an out-of-town buyer, our agent recommended Cardinal and they did a super job photo documenting all minor to medium issues. The home is 3 years old and we didn't expect this level of report. Chris Aldrin, at Cardinal, did an excellent job on my home inspection. He was very thorough, very professional, and went over and above explaining what he found at certain points in the inspection. I felt very comfortable moving in that my home was up to par after receiving his report. He also quickly responded to a follow-up question I had about the condition of the hvac system after sending me a copy of the report. I would most definitely recommend Cardinal home inspection to anyone in need of a home inspection.

Highly recommend Cardinal Home Inspections. First time home buyer in Charleston, South Carolina. Chris Aldrin did my inspection. I was so impressed with how thorough and skilled he was with the inspection. Had no idea so much was entailed with an inspection (moisture content of wood, materials used in foundation, date/model of heating/cooling system etc.). Inspection was extremely detailed, meticulous, and well conveyed in report. Pictures were included.

Reading the report actually brought me to tears. Chris gave me a ton of reassurance and confidence in home purchase, and he pointed out some areas I may want to fix (without him I would have been totally unaware of these issues). Fortunately my inspection was pretty clean (God bless the sellers!). It would be all the more important to have someone like Chris with a fixer upper.

It was helpful how he pointed out things like where water shut off was, how to get into main crawl space etc. No wait time to get inspection scheduled. I did not shop around, went on recommendation from my realtor, but presume prices are comparable, and even if a little higher I would still go with Chris/Cardinal. Chris was readily available for any questions, and report was delivered via email within less than 24 hours.
