EDITED: This review is aimed at 1st time buyers. I am making an edit because the inspector make a conscientious effort to connect with me, ask what went wrong, and how to improve. I value that a LOT. Some context: my wife and I had done a great deal of research to try to ease the burden of inspection day, because it's a LOT of info at once. Our research prepared us well, for example, for the reality that a home inspector is not there to tell you what you can get by with, but rather everything that needs work to be up to code, safe, and long lasting.
We went in knowing that they would have to point out every possible awful thing. Our inspector did a great job taking photos, and was engaging and friendly. However, at times the inspector was also a bit flighty / chatty when we needed a little more focus and attention. Some notable mistakes, which only surfaced after closing, were made. Some of these are listed below, but please consider first that hindsight is easy.
In the moment, there was so much in front of us that we tested all we could think to. We'd have hoped for the inspector to catch the rest, or be more thorough: you be the judge. - some windows were identified as not staying up. In fact, all the windows worked (aside from a few broken seals that were pointed out), it's just that they open in locking intervals that the window hadn't been opened up enough to notice.
This could have been revealed with about 20 seconds further observation, but in the moment we hurried along behind as they moved on - about $2k had to be put into clearing the main drain line after we moved in, because it immediately started backing up - NOTE; if your inspector doesn't suggest it, you must INSIST on flushing some toilet paper down the toilet, filling a tub, and draining it - our inspector only turned on the shower. Alas, we never learned about potential risks or blocks there can be to a main drain line. - a major element of the basement was ignored entirely, and we only realized it after we moved in - prior, we didn't know that we didn't know what a certain circular metal cap was.
It was right next to the hot water heater, so we connected those in our minds. It turns out that's where the backup in the main drain line was flooding out of, and it was not capped properly at all. An aluminum cover was seated over a broken access to the 4 iron drain. No wonder the basement was a bit stinky! Sewer fumes! We were pretty upset that that had been missed entirely.
That will be about $2k to fix because the hot water heater will have to be moved. Again, the inspector was kind and caught all the normal stuff, and some things we wouldn't have thought of like a lack of drainage behind retaining walls. But overall, we weren't impressed. Now, we had high expectations, and some might say our expectations are outside the realm of what inspectors do, but.
A few other things were more generally bothersome, if small. the inspection ran only about 40 minutes, the results sheet was a little misaligned in format, and. A mistake was made with contact info regarding the results of a radon test, and I had to reach out via text a few times but never heard back before contacting the lab directly. Sadly the mix-up forced us to yield to the sellers and sign the P&S without the results - we paid $1050 in the end for radon mitigation.
It turns out that the results themselves were actually ready the afternoon before we signed. Please note - if $1k matters to you, make certain you'll get your results before P&S signing. My wife and I made a choice. we were recommended a few places, and chose one that was a little cheaper. In hindsight, we wish we'd gone with another local company that specializes in educating home buyers about the house as part of the process - do look them up.
We missed the chance to bring $6k worth of expenses to the table. Seasoned buyers who know more of what to look for but want a quickie inspection anyways? This may be your company.

My experience was indirect. Adam was the inspector for a potential buyer of my house. I few items Adam called out that were brought to light for me turned out to be bogus and clearly shows that Adam does not know what he is doing. Firstly he said my roof was leaking into the attic, when i got home i went into the attic only to discover he stood 10 feet away from the "leak", zoomed in with his camera and took a picture of what turned out to be staining.
Mind you I had a roofer come over this past weekend and inspect the roof and told me what I already knew, but what really blew my mind was the fact he stood 10 feet away instead of going over to said "leak" and inspecting it further. I know this because I had Masssaves blow in new insulation so one major component was missing in the attic, foot prints in the insulation going to the "leak". Secondly Adam said the oil tank was leaking on the top and bottom and possible corrosion on the bottom of the tank, funny thing was he never removed the access panel to the bottom and side of the tank to inspect it and to make matters worse he sent pictures which i included stating that he was unable to access the bottom of the tank!
How are you going to say its leaking and corroded on the bottom but then say in your picture you were unable to access it? Third item Adam said the deck was not to code, well it took about 5 minutes on the old google to find the build date, permit number and inspection date for the deck, so guess it was actually up to code Adam. Now one of my favorites, Adam stated that the outdoor plug for the generator was un side down.
It's a round plug so i'm not sure exactly how a circle all of a sudden has a top and bottom but who am I to argue i guess. Lastly Adam said the electrical panel was full and NEEDS a sub panel installed. I've lived here for 15 years had an electrician install a transfer switch and never been without power for more than 2 hours and NEVER overloaded a circuit once, you know why.
Cause I had a LICENSED ELECTRICIAN do all the work, not some meat head like Adam who took an online course and passed a test in 2 hours. The buyer backed out, now in all fairness he was not the only reason they backed out. Now you're probably thinking, ok so this guy is just bitter. I assure you I'm not bitter at Adam, hence why he got 2 stars instead of 1.
I mean you only have to take a short online course pay a fee and pass a test in this state to be an inspector. We expect these people to be as qualified as a mason, electrician, plumber and carpenter, but the truth is they are none of those. I think Adam should be held accountable for the roof leak comment and the oil tank comment. I mean jeez Adam you couldn't take 4 to 5 more steps to the right to see if the roof was in fact leaking bro? Take better care of how you perform your job please.

Adam was supper thorough and extremely informative on 2 inspections. His report saved me from getting one house so i could be blessed with the right one. In addition when i began the homebuying process i asked for recommendations on facebook and the amount of positive feedback from various individuals i received about homeinex made anyother choice impossible!

A house we signed to buy was cosmetically beautiful great hard wood floors all nice and finished off inside. Adam reveled alot of problems. The bigger things he found was a chimney that was basically crumbling apart with a leaking furnace tube which had no back draft as well as the chimney needing repointing. Roof leaks. Bad condition of a furnace leaking oil tank. Revesed polarized electrical out let as well as no electricity in some parts of the house.
Including the stove. The owner never disclosed this stuff and tried to contend that these things were wrong. We ended up backing out of this sale and saved us alot of money in repairs. I personally will use him again and am about to use him again for our next home inspection which happens to be on saturday.

I have used Homeinex for home inspections both personally and professionally for. Ray, the owner, can be tough and point out issues that is or could be an issue. Not everyone will like that, especially if they are a seller. As one who has used Homeinex as a seller, I am then prepared to deal with any serious issues head on. As a buyer, I can make decisions on what I would like the seller to address and what I am willing to deal with, either sooner or later. I would highly recommend using Homeinex for all of your home inspection needs.

Adam from homeinex inspected my home for a potential buyer. He stated on the inspection report that one of the rooms was not supported up to local code and needs cement support posts. Two different inspectors/contractors confirmed that everything is up to code and cement supports are in place. Adam was too lazy to check for proper supports. Do not hire this company they have no clue what the codes are and are too lazy to inspect a home properly thus providing false info on the final report.
